Choose Hilton Head because the island works for your own life, not solely because your children happen to live there today.

Even the address requires closer review. The Town of Bluffton specifically warns that having a Bluffton mailing address and ZIP code does not guarantee that a property is inside the municipal limits. Some neighborhoods remain in unincorporated Beaufort County despite being surrounded by or adjacent to areas inside the Town.
That distinction may affect services, taxes, permits and which local government handles a property issue. The mailing address is useful for finding the house. It is not enough for understanding what you are buying.
Bluffton's strongest advantage is not that it tries to recreate Hilton Head. It gives buyers a different residential experience.
The search generally opens more possibilities involving single-family homes, newer construction, established gated communities, 55-plus options, garages, storage and yards. The weakness appears when the home search moves so far from the family's actual route that "living in Bluffton" becomes a label rather than meaningful proximity.

Okatie is commonly treated as a third town beside Hilton Head and Bluffton. It does not function that neatly.
Okatie is an unincorporated area extending through portions of Jasper and Beaufort counties. It covers a broad geographic area between established municipalities rather than one clearly defined downtown or municipal center.
That means two properties marketed as Okatie can create completely different lives.
One may be convenient to Highway 170, Sun City, Hardeeville or Beaufort. Another may feel closely connected to Bluffton. The county, governing jurisdiction, community entrance and road pattern can matter more than the word "Okatie" in the address.
Okatie can be a strong choice for buyers who are moving near adult children but do not need to be on Hilton Head every day.
The area includes active-adult, gated and Lowcountry residential options. Sun City Hilton Head, for example, is marketed with a Bluffton address in the 29909 ZIP code, while Oldfield uses an Okatie address along the Okatie River. Those labels show why the exact property and route matter more than the community's marketing geography.
A buyer comparing 55+ COMMUNITIES may find the home design, activities and maintenance structure appealing. The family calculation still has to include guest policies, gate procedures and the drive from the specific home to the adult child.
Who Okatie Usually Works For
Okatie may be the better option when the adult children live toward Highway 170, Hardeeville, northern Bluffton or Beaufort, or when a particular active-adult or private community is more important than having a conventional town center.
It can also work for buyers who want access to several parts of the Lowcountry without paying for a location they will rarely use.
The main risk is assuming that all Okatie addresses provide the same convenience. They do not. County lines, community entrances and the distance from major roads should be verified before the property earns a place on the shortlist.
