Windmill Harbour and Wexford can look like answers to the same Hilton Head home search. Both are gated waterfront communities. Both have lock-controlled harbours. Both attract boating buyers. Both can place a home, a boat and a private social environment within the same community.
That similarity is exactly why buyers sometimes compare them incorrectly.
Windmill Harbour is primarily a marina-centered residential community with an optional private-club component. Wexford is a private residential club community where boating is only one part of a larger package that includes golf, racquets, dining, social activities and other member amenities.
In Windmill Harbour, a buyer can separate the home decision, the boat-slip decision and the yacht-club decision. In Wexford, those decisions are much more closely connected.
Neither approach is automatically better. The right answer depends on whether the buyer wants a home near a serious marina or wants the private club to shape daily life.
Windmill Harbour Lets the Marina Be the Center Without Making the Club Mandatory
Windmill Harbour is built around a 15-acre inland harbour with 258 slips and a lock system connecting the community to the Intracoastal Waterway. Slips may be owned or rented, some are connected to residential lots, and others are transferred separately. The marina is also available to nonresidents, which makes it more independent from the residential community than the harbour at Wexford.
That separation matters.
A buyer can purchase one of the WINDMILL HARBOUR HOMES without automatically buying a yacht-club membership. The South Carolina Yacht Club is located inside the community, but membership is optional and its amenities are not included in the Windmill Harbour POA assessment.
A harbour can be the centerpiece without the club becoming the contract.
That structure tends to make sense for buyers who want the marina setting, boating access, harbour promenade and Charleston-inspired residential environment but do not necessarily want a full private-club schedule. Someone who wants the dining, tennis, sailing programs, pool, wellness activities and social events at the South Carolina Yacht Club can join. Depending on the exact purchase, a Windmill Harbour owner may have a POA assessment, an additional condominium or neighborhood association fee, Marina Owners Association expenses if a slip is owned, and separate yacht-club costs if the owner joins. Those layers need to be compared individually rather than treated as one community fee.
Wexford Makes the Private Club Part of the Daily Ownership Experience
Wexford takes a more integrated approach. Its official community materials describe a private waterfront, residential and social community combining a lock-regulated harbour with clubhouse dining, golf, tennis, pickleball and croquet. The clubhouse is positioned as the community's social center rather than an optional building that happens to sit inside the gate.
The harbour is also structured differently.
Wexford has 280 slips. The community reports that 138 are behind privately owned homes, while the remaining slips are behind the clubhouse for the exclusive use of Wexford property owners. The Wexford Yacht Club is open to residents and organizes boating events, seminars and excursions.
For a buyer considering WEXFORD HOMES, boating may still be the main attraction. The difference is that the boat exists inside a larger private-club environment. Golf, racquets, dining, the pool, organized activities and the harbour are designed to operate as parts of the same community experience. Wexford's golf course is an 18-hole Arnold Palmer design with practice facilities, instruction and member events.
That can be a major advantage for a household that expects to use several parts of the club. The golfer can play inside the community. The boater can use the harbour. Other members of the household can participate in racquets, dining, swimming and social activities.
The same structure can be wasteful for a buyer who mainly wants a dock and has little interest in the rest of the club.
In Windmill Harbour, you can buy the setting and decide how much club life you want. In Wexford, the club is a major part of why someone buys there.
Both Harbours Solve the Tide Problem, but the Lock Becomes Part of the Routine
Both Windmill Harbour and Wexford use lock systems to reduce tidal fluctuation and maintain water depth inside their harbours. Windmill Harbour advertises constant eight-foot depth, no-tide docking and slips for vessels from 30 to 70 feet. Wexford reports nearly constant eight-foot depth and capacity for vessels up to 70 feet long and 19 feet wide.
That is a meaningful benefit in the Lowcountry, where tides can affect dock access, currents and how a boat sits during the day.
It is not the same as having an unrestricted canal opening directly onto Broad Creek or the Intracoastal Waterway.
The lock is both protection and procedure.
Using the boat means passing through a managed access point. A serious boater should understand the lock's dimensions, operating process, busy periods, maintenance responsibilities and how the routine works with the specific vessel. Wexford is not exclusively detached estate homes. Wexford On The Green, for example, includes attached townhome residences near the clubhouse complex. Even so, the home search remains tied to a larger private-club decision.
This matters because two buyers can use the word "marina home" while wanting completely different properties.
One may want a smaller townhome that can be left for part of the year. Another may want a custom home with a private dock, substantial garage space and room for guests. Another may care more about marsh views than boat storage. Another may want the harbour nearby but does not own a boat at all.
The better comparison is not every Windmill Harbour property against every Wexford property. It is the exact Windmill Harbour property against the exact Wexford property that solves the same daily-use problem.
Compare the Entire Cost Structure, Not Just the Purchase Price
A buyer can easily look at two asking prices and assume the less expensive property is the less expensive ownership decision.
That can be misleading in either community.
At Windmill Harbour, the expense structure may include the main POA assessment, a secondary condominium or neighborhood association, a separate Marina Owners Association obligation, boat-slip expenses and optional South Carolina Yacht Club membership. Which layers apply depends on what is being purchased.
At Wexford, the buyer should request the current association, club, membership, transfer, food-and-beverage and property-specific expense schedules. Windmill Harbour sits on Jenkins Island near the bridge at the entrance to Hilton Head. The location provides quick access toward Bluffton, Savannah and mainland services while keeping the community beside the Intracoastal Waterway.
That can be a practical advantage for an owner who travels frequently, works off-island, uses Savannah regularly or wants to avoid driving deeper onto Hilton Head every time they leave.
It also means the community is not a beach-area purchase. The emphasis is the harbour, marsh, Intracoastal setting and island gateway—not walking to the Atlantic Ocean or being surrounded by resort activity.
Wexford is farther into Hilton Head and built around its private Broad Creek harbour and club facilities. A buyer who expects to spend much of the week inside the community may place less importance on mainland access and more importance on having golf, dining, boating and racquets close to home.
This is a daily-life difference, not just a map difference.
Who Is More Likely to Prefer Windmill Harbour?
Windmill Harbour usually deserves the stronger look from a buyer who wants a serious marina environment but prefers flexibility in how much private-club participation comes with the home.
It may also appeal to someone who values the Charleston-style architecture, harbour promenade, marsh and Intracoastal views, a broader mix of property types and relatively easy mainland access. A boater who wants to buy or rent a slip separately from the home may appreciate that structure.
A non-boater can still enjoy Windmill Harbour, but the buyer should be honest about how much of the community's value comes from the marina setting. If the boats, harbour activity and waterfront atmosphere are merely pleasant scenery rather than something the household will use, another residential community may offer amenities that matter more.
Who Is More Likely to Prefer Wexford?
Wexford usually makes more sense for a buyer who wants the private club to organize a meaningful part of daily and social life.
That buyer may boat, golf and play racquet sports, or the household may divide its time among several of those activities. Dining at the clubhouse, attending member events and meeting neighbors through the club are not secondary benefits. They are part of the reason for purchasing there.
The strongest Wexford buyer is not merely willing to pay for the club structure. That buyer expects to use it.
